Amortization:
Generally either: interest only for 1-3 yr. loans or 30-yr. amortization on loans up to 5 yrs.
Loan Fee:
Typically 5% of gross loan amount (this is our wholesale rate to broker)
Other Fees:
A document preparation fee of $500-$2500, depending on the loan amount; a collection account set up fee (averaging about $125); for properties outside of our immediate area, there will also be an inspection fee of $500-$750
Pre-pay Penalties:
Our loans generally do not have pre-payment penalties, but there may be a guaranteed minimum interest period (of 3-6 months)
